I looked into a property like this, but was told "getting power, water, sewage connections would be near impossible"

...this really isn't my world of expertise, how difficult is/was it to build your necessities?

Got a bid for the metal building for delivery, assembly, slab, tax etc... everything but the 2 garage doors (Spaces prepped) and insulation (I'm doing spray foam) for just under $20K.

I mentally budgeted $25K.... so it makes me happy.

Next time I need to take pix of the rock walls and the 'flat five acres' and perhaps the old homestead site.

    Power:

I'm building on a hilltop, there is good wind in spring and summer.

I'll be putting up a moniter to determine if it's worth putting up a small windmill.

I have solar panels on my Airstream, going to put up some on the building and have a generator for the rare times I need to run the AC, or powertools. (I've been switching to LED's etc...)
I specifically DIDN'T WANT power lines... I wanted something too far out for it... cuts down on property price AND neighbors!
Amusingly, I have 4G... that's my internet and communications plan!

Water... It won't be cheap, the well will have to go down 1,000 feet. Cost of doing business.
I'll be doing a water collection system off the roof till I can get the well dug (Couple month backlog)

Sewage... already exists. (Previous owner put in a septic tank.

I'll be putting in a propane tank... that'll cover it I believe (Also wood heat)

Beautiful place! All you need is a few ground blinds. ;)

Previous owner's brother in law had a few... I know where they were.

Deer are plentaful, jumped 3 white tails, the guy (Old timer, lived there all his life semi retired) who owns the dozer told me that my land used to be renowned for the turkey hunting, and I've got 2 black bear.
Also hog sign, but not too much. (I've seen a couple)

Plentiful coon, coyote etc sign, squirrels are coming back....

still boggled at power, water, sewage, gas ...whatever.

LOL, give me a chance man!

Not done yet, (And won't be 'finished' ever... more the eternal project)

But I'm looking at breaking ground in early may, building in shortly after.

Then I'll be able to stay there longer term vs stashing the airstream 1/2 hour away.

Since I missed planting in both the spring and fall, I'll be working hard at getting the fruit trees in this fall.

Should get all the rest I mentioned done in the next few months (Baring an early hurricane season and me leaving it again for work)

I plan to live there a couple months in the spring and a couple months in the fall, so I'm trying to get everything done right.

I used to vacation /camp in North central, northwest Arkansas a lot, years ago. I loved the country, mountains , clear water, wildlife. But the *TICKS* finally run me out. Never been in a state with so many TICKS.
Have you seen that situation arise yet?
