I can't agree more and eat there quite often. The place is always clean though I sometimes wish the person mopping the floor while I'm eating wouldn't get quite so close with the mop. But I'll live with it. The staff is always friendly as well.

It always is when I eat there, which is about once or twice a week. The food is decent and it is one of the few places you can eat a low carb breakfast or lunch without breaking the bank. The coffee isn't bad either.

I think the quality of Waffle Houses depends on the neighborhood it is in. The one out on Bert Kouns by 49 is nice too. The one on Mansfield road, not so much....
